Pioneer Hills — Anchor Bankruptcy Successfully Resolved
Acquired November 2021 | $26M Purchase Price
Investment Thesis & Execution
Pioneer Hills was acquired in November 2021 from an institutional owner that was exiting the asset due to fund life constraints rather than property performance. The center was approximately 95% occupied at acquisition and anchored by Bed Bath & Beyond, with Walmart shadow anchoring the trade area. The investment was underwritten as a stable cash-flow acquisition with moderate upside through rent growth and active leasing.
Shortly after closing, Bed Bath & Beyond defaulted and later filed for bankruptcy, creating a significant vacancy in the anchor space and potential risk to both cash flow and lender underwriting. The leasing team was able to secure a replacement tenant, LAVA Island, within approximately one year. The replacement lease was completed with no tenant improvement costs and no capital call to investors, preserving the original equity in the deal.
In addition to backfilling the space without additional capital, the new lease was executed at substantially higher rent. Bed Bath & Beyond had been paying approximately $8.00 per square foot, while the replacement lease was signed at approximately $12.38 per square foot. This increase in rental rate alone generated approximately $2 million of additional value at the property based on market cap rates.
Across the remainder of the center, tenant improvement costs have been below underwriting, occupancy has returned to stabilization, and NOI has grown above acquisition levels despite the loss of a major anchor shortly after closing.
Pioneer Hills demonstrates the ability to protect investor equity during unexpected tenant disruption while creating additional value through disciplined leasing execution, resulting in higher income and increased valuation without additional capital investment.
