Value-Add Investment Experts
We specialize exclusively in value-add commercial real estate: acquiring underperforming business parks, flex/industrial properties, and retail centers - in major metropolitan markets and repositioning them into high-performing assets through hands-on leasing, targeted capital improvements, and diligent asset management.
A Legacy Built on Execution
Founded in 1998 by Rand Sperry, Burton Young, and Jack Carroll, Sperry Equities was built on a straightforward conviction: active, experienced management creates durable value that passive ownership cannot.
Over 28 years, that conviction has been tested across multiple market cycles — and has held. Today, Sperry manages a portfolio valued at over $1.4 billion, with five regional offices and more than 80 professionals operating across 14 major markets nationwide.
A Fully Integrated Platform
Most investment firms outsource what happens after a deal closes. Sperry doesn't.
Our platform integrates acquisitions, financing, leasing, property management, and asset management in one operating structure. That means faster decisions and execution, and no gap between our investment goals and the team responsible for delivering them. When a lease needs to be signed, a capital improvement needs to be made, or a market shift requires a pivot — we act quickly, because we own it.
This integration gives Sperry a competitive advantage at every stage: it lets us identify off-market opportunities through 200+ broker relationships, underwrite faster than institutional competitors, and manage assets with the accountability of an owner — because we are owners.
Our Investment Approach
We target Class A assets in B markets and Class B assets in A markets — properties where location and quality is strong but operational performance has lagged. Specifically, we look for:
Occupancy below 80% in stable, high-demand submarkets
Properties priced below replacement cost, protecting capital on entry
Income streams that can be grown and stabilized within 2–3 years
Transaction sizes between $15M and $75M, with select larger portfolio opportunities
